Patna: Rs 36L flat costs Rs 64L in just 5 years

Patna has witnessed a large flow of migratory population from metropolitan cities as well as student population, after the Indian Institute of Technology and the All India Institute of Medical Sciences campuses were set-up in the city. Investors and end users are more confident of the law and order in Patna. Patna is the commercial centre and has benefits that a capital city yields. Over the years, the purchasing capacity of end users has also gone up resulting in a hike in prices. “People are even willing to buy a 20 year old re-sale house just because the location is ideal,” says Sakshi Vasudeva, who has just owned a home in the main commercial area on Boring Road. In the last six years, prices have almost doubled and areas like Boring Road have the advantage of a prime location and easy accessibility to basic social and physical infrastructure.” In areas like Danapur, Bailey Road, Patna By-Pass where most new launches are coming up, the average price would be close to Rs 3,000 per sq ft. The rental values are also high with localities like Boring Road, Boring Canal Road and Nageshwar Colony garnering close to Rs 20,000-25,000 per month.
