Ghaziabad to retain old building by laws

GHAZIABAD: Building by laws formulated exclusively for Ghaziabad in 2014 will continue to remain under implementation in the city despite the latest guidelines issued by the state government. The governments order in June 2016 issued directions to development agencies across the state to implement a new set of building bylaws.

The board of Ghaziabad Development Authority (GDA) decided in a meeting on Tuesday to continue with the old by laws because most of the provisions contained in them are the same as the latest by laws issued in June. The meeting was chaired by the principal secretary of UPs housing department, Sadakant Shukla.

According to officials, the latest bylaws, which are an amended form of the ones issued by the state government in 2011, differ from Ghaziabads own building bylaws formulated and implemented in 2014, in at least two respects.

According to Ghaziabads building bylaws, stilt parking plus four floors are allowed on plot sizes of 112 square metres. The new bylaws mandate a minimum plot size area of 150sqm for construction of buildings with stilt parking and four floors. Similarly, the ‘setback area of a building in Ghaziabad is determined on the basis of plot size, whereas in other cities it is ascertained on the basis of the height of the building sought to be constructed. The provision making the setback area a function of the plot size had been added to the bylaws of 2014 on the basis of a similar practice followed in Noida.
