What do you look for while buying a home in and around Mumbai? A house that falls under your budget, an area with good infrastructure, adequate water and electricity supply and decent transport facility, so that you can easily commute to your office. Well, all these facilities are being made available in Kalyan.

Kalyan falls under planned Greater Mumbai and is being groomed by government of Maharashtra as the next big area near Mumbai and Pune.

Real estate sector

According to Magicbricks data the prices of apartment in Kalyan range from Rs 4800 per sq ft to Rs 6000 sq ft. “The percentage of end-users is more in the area and most of them are from middle-class and upper middle class,” says Ghansyam Veerwani, owner of Anand Housing Agency, a brokerage firm working in the city.

“Kalyan is catering to the demands of people of all segments. People from middle class people to high class people can buy an apartment here. 1BHK, 2BHK, 3BHK and luxury apartments are available that costs between Rs 35 lakh to Rs 2 crore,” adds Veerwani.

Market experts in the area believe that the way the city and its infrastructure are being developed, property prices in Kalyan might scale upwards in next few years. They say it is the right time to buy property here for both investors and end-users.

Due to the exponential growth, several companies, industries and financial institutions are opening up their offices or branches in the nearby areas. The city is also seeing escalation in commercial sector with nearby SEZs or the MIDC estates.

Although prices in Thane and Navi Mumbai are almost equal to Kalyan, the latter scores over them in connectivity and future growth. “Employees working in Thane, Navi Mumbai and Mumbai have already started to buy houses in Kalyan because of the proximity to their offices. In comparison to the areas in Mumbai, Thane and Navi Mumbai, Kalyan offers affordable properties amidst high-class social infrastructure that attracts home buyers,” says Deepak Raj, Senior Sales Manager of MS Developers, a developing firm active in the area.

Infrastructure development

For past few years, Kalyan is witnessing vast amount of industrial and infrastructural development. This immense development has also attracted developers to bring in their residential projects to the area to transform the location as the ideal destination for home buyers.

Kalyan-Dombivli Municipal Corporation (KDMC) has labored hard to provide adequate water and electricity supply, garbage disposal system and public parks to the city.

Wide roads, railway over-bridge, bridges, under-passes and subways are being developed at a full pace within the city. The city already has adequate amount of schools, hospitals, markets, shopping malls and educational institutes

A good number of renowned developers such as Nirmal Lifestyle, Dynamic Buildtech Ltd, Saisatyam Group, Ashapura Constructions, Lodha Group and Gajra Group have made their way in the city because of its connectivity and substantial residential and commercial growth.

Connectivity

Kalyan is well ahead when it comes to transport system. Kalyan Dombivali Municipal Transport (KDMT) owned city buses run in the city and surrounding townships and villages. Along with the buses auto-rickshaws are the other major source of transport in the city.

Kalyan Junction is being revamped to ease rail transport in Mumbai. It is already connected to various important cities of India and once the construction is complete, it will act as a sister to CST.

MMRDA has planned two monorail stretches- one will link Kalyan to Ulhasnagar and Dombivli and the other will link Kalyan to Mahape.

A four-lane expressway is also being built that will connect Kalyan to Virar-Vasai-Diva-Bhiwandi-Panvel and Alibag.

There is also a proposed plan of central-harbor and central-western line.
