As Mumbai is no more in affordable limits, surrounding regions of the city are coming up as an affordable alternative for home buyers. Badlapur in Thane is one of the destinations in the region which is offering reasonably priced properties starting Rs 10 lakh. Badlapur stands 55km away from Mumbai in west and is a part of Thane district.

As per Magicbricks listings, 1BHK flat in Badlapur, Mumbai of 440 sq ft is available at Rs 10 lakh whereas a 2BHK of 800 sq ft is available at Rs 20 lakh. The capital values in the region range from Rs 2400-3000 per sq ft depending upon the construction phase.

Home buyers can take the advantage by investing in the projects at an initial stage and see the price appreciation as the township reaches in completion phase. Developers like Relation, Poddar, Yash Infrastructure are coming up with their projects in the area offering 1/2BHK units in the affordable budget range.

Developing locality

If we talk about infrastructure, Badlapur is developing at a steady phase. However, at present, basic and social amenities are still not fully operational. “Badlapur has undergone huge transformation in last one year. As several projects are under construction, infrastructure is also developing at its own pace. It would take another three years for Badlapur to develop completely,” says Aniel Puthran, owner, Monarch Property.
Badlapur is a part of Mumbai Metropolitian Region and also have significance in development plan for Ambarnath, Kulgaon-Badlapur and surrounding notified area as per the official website of MMRDA (Mumbai Metropolitan Region Development Authority). As per plan, major chunk of land is carved out to establish medium and large scale industries in the area. With new development lined up, this location will also be boasting four lane expressway to Matheran which will further boost connectivity to other regions of the area.


As far as connectivity is concerned, Badlapur is connected to Mumbai via Eastern Express Highway and to Pune via Mumbai-Pune Expressway. It has railway station of its own which surpasses trains to Mumbai CST as well as Thane. Mumbai international airport is just 60km from Badlapur and can be reached via Pipeline Road. Apart from this, the Navi Mumbai Municipal Transport Bus service is also available from Badlapur to Vashi which is 35km away from the place.

So who is buying here? “Majority of the buyers here are from Mumbai or Thane who live on rent in their respective cities but want to buy property on their name. Badlapur offers most affordable properties with loan facility which is attracting users to this end,” says Raju Gangwani, property consultant, Ravi Properties.

With soaring property prices in the main city, Badlapur is expected to emerge as a promising destination for real estate investment in the coming time because of affordability and anticipated commercial development.
